Sub: Updates of Residential Layout proposed at Bidadi.

The Managing Committee hereby wish to intimate all its members, an update on the proposed residential layout. In this regard the overall status of the project and the reasons for delay is as detained below:

CONVERSION OF LAND
The Managing Committee is very happy to inform all its members that we have got change of land order for 5 acres of land, apart from 2 acres which has been obtained conversion earlier. 9 acres of land is already in a residential zone. All together 16 acres of land is ready for development wherein the land is ready to use residential purpose. Further, the Managing Committee is taking necessary steps to assess the formation of layout in the said 16 acres of land which will be part of the over layout proposed in Bidadi.

Change of Land Use/Conversion
As intimated earlier we have been able to apply for change of land use to an extent of 18 acres before the BMICAPA and presently the approval from BMICAPA is pending as the approach road is not shown in the village map as public road. Hence, necessary application has been made to Revenue Department to recognize the existing approach road as public road. Since the BMICAPA authority has not conducted the board meeting since one year, due to this our approvals are delayed. In this regard, the Managing Committee with the help of present developer has taken all necessary steps to get the proposed approval at the earliest.

Once the above road is shown as public road in the village map then there shall be no technical objection and the approval for change of land will be given immediately by BMICAPA. After that the entire land will be converted for residential purpose.

Land Acquisition (PTCL):
Apart from the above the 14 acres 16 guntas PTCL land has been already purchased and registered in the name of society as the alternative land to be provided to SC/ST persons as per the Govt. norms. Managing Committee has been able to resolve all the issues with the land owners of remaining 15 to 17 acres of lands which need approval of State Government as those land belongs to person belonging to Schedule Caste and Schedule Tribe. Further, necessary sale agreements and power of attorneys are duly executed and will be registered within this month.

Further, the Managing Committee will be filing the necessary application within 30thJuly, 2019 with State Government for sale permission. The Managing Committee has put all its resources to complete this work with full efforts so as to avoid delay in progress of the layout work.

Development:
The Managing Committee has been able to construct and completed the compound wall towards north side of the proposed layout, the fencing work is started and in progress for the remaining land.

Further the Managing Committee is committed hold Annual General Body Meeting in the month August or second week of September 2019 as soon as we get all the approvals from the government we will intimate you the specific date to conduct AGBM with in short..

The Managing Committee has taken necessary steps to obtain all the approvals so as to commence the development activity in the land and we are happy to inform all our members that layout formation work will be commenced in coming months. Also the Managing committee again acknowledge its immense regards towards its members who have been patient and have always been providing their continuous support till date. Further, the Managing Committee hereby assure to work in the better interest of the members.
